There are three types of sinkholes: solution sinkholes, subsidence sinkholes and cover-collapse sinkholes, and each has slightly different characteristics:
Solution sinkholes develop when rainwater erodes the limestone under the soil, causing shallow sinkholes to gradually form on the surface.
Subsidence sinkholes occur when the layer of soil over the limestone bedrock is mainly made up of sand. When the water erodes the limestone this creates voids. The sand then filters down into the voids and sinkholes gradually appear on the surface.
Cover-collapse sinkholes - the type you typically hear about in news stories - occur where there is a deeper layer of soil over the sinkhole. Because of clay and roots, the soil bridges voids that form in the underlying limestone, hiding a subterranean cavern. When the weight of the soil (and other structures like a house or road) is too great, a sudden collapse occurs, swallowing everything on the surface.
No matter what type of sinkhole or the cause, sinkhole activity can cause severe damage to your home and affect your property value. Cover-collapse sinkholes can also be deadly.
